How this calculator works

A home equity line of credit (HELOC) usually has two phases: a draw period, when you can borrow and typically pay interest only, and a repayment period, when the balance is amortized.

Draw-period payment = P × i, where i is the annual rate ÷ 1,200.

Repayment-period payment = P × i ÷ (1 − (1 + i)−m), where m is the number of repayment months.

Total interest adds the interest from both phases. If no repayment months are entered, the principal is due as a balloon.

HELOC rates are usually variable, so treat the rate you enter as a snapshot, and enter the terms from your own agreement.

How is a HELOC different from a home equity loan?
A HELOC is a revolving line with a draw period and typically a variable rate. A home equity loan is a one-time lump sum at a fixed rate.
Why is the repayment payment higher?
You begin repaying principal, and the repayment period is shorter than the full term, so the payment rises.
Does the tool model a variable rate?
It holds the rate you enter steady. A real HELOC rate can move, which changes both phases, so re-run the numbers if your rate resets.
What if I enter no repayment months?
Then no amortization is scheduled and the full balance is due as a balloon at the end of the draw period.
