How this calculator works

A home equity loan is a fixed-rate installment loan secured by your house, repaid in equal monthly installments over a set term.

Payment = P × i ÷ (1 − (1 + i)−n)

Total interest = payment × n − P. Because the loan is secured, the rate is often below an unsecured personal loan, but the home stands as collateral.

Rates and terms vary by lender, credit profile, and loan-to-value, so enter your own assumption.

Frequently asked questions

How does a home equity loan differ from a HELOC?
A home equity loan hands you a lump sum at a fixed rate with fixed payments. A HELOC is a revolving line with a variable rate and a draw period.
What term should I use?
The term in your offer, or the one you are considering. Terms vary, so enter the one that matches your case.
What makes home equity rates lower than personal loan rates?
The house secures the loan, which lowers the lender's risk relative to unsecured borrowing. The price is that your home is on the line.
Is the interest on a home equity loan deductible?
Tax treatment depends on how the money is used and on current rules. Ask a tax professional; this calculator does not model taxes.
