How this calculator works

Land loans are secured installment loans for a vacant lot or parcel. The amount financed is the purchase price minus the down payment.

Payment = P × i ÷ (1 − (1 + i)−n)

Total interest is payment × n − P. Land financing often comes with a larger down payment and a shorter term than a home mortgage, so the payment can be higher.

Terms and rates vary by lender and by the parcel, so enter your own assumption.

Why are land loans different from mortgages?
There is no structure on the land to secure the loan in the same way, so lenders often ask for more down and offer shorter terms.
What down payment should I enter?
The amount you plan to put down. A larger down payment reduces both the amount financed and the total interest.
Does the tool handle a lot and a large parcel the same way?
It applies the same payment relationship to either. Lenders may price raw land differently, so use the rate you were quoted.
How is total cost worked out?
The down payment plus every monthly payment. Total interest is the payment total minus the amount financed.
